Ashburton Estate 1 Diamond Build

Having completed numerous projects for our longstanding Client, Diamond Build were pleased to undertake Phase 3 of the London Borough of Wandsworth’s programme of internal and external renewals, encompassing 13 medium rise blocks and 3 low rise blocks housing over 300 dwellings.

Major window replacement programmes were efficiently undertaken together with brick, concrete and asphalt repairs. External decorations were completed, together with internal decorations to communal areas and the installation of low energy humidistat fans to bathrooms and kitchens. New doorsets were also installed.

Ashburton Estate - Diamond Build Small

Diamond Build re-used local supply chain members who had worked on previous phases for Wandsworth to supplement our own directly employed operatives.

Our overall approach resulted in completion ahead of programme by 7 weeks.

Effective Resident Liaison procedures ensured the works had minimum impact on the lives of those living within the addresses being upgraded.

Additional works at the Convent Estate were undertaken for the same Client, shortly after the successful completion of this contract.

Lambeth Living

Lambeth Living selected Diamond Build to provide fire upgrades to seven tall blocks in Lambeth under an NEC partnering contract. The project involved a stock condition fire  survey of all blocks and the programmed removal and installation of the upgraded BM Trada certified fire doors, wire cast fan lights and the fire compartmentation of the vent ducts. Part of a rolling programmes works are due to carry on until 2015.

Further to a long standing working relationship with LB Southwark, Diamond Build were invited to tender a passive fire upgrade package. Having won the tender Diamond Build quickly got to work designing the fire screens that would be installed in the communal areas by staircases.

We implemented a detailed programme of fire preventions throughout eleven tall blocks. The project involved the installation of new front doors, new ceilings, electrical upgrades and communal decorations.

Cyclical Repair - Diamond Build

Diamond Build were chosen to undertake cyclical repairs to 134 properties along Charing Cross Road, Greek Street WC2 & William Road NW1. The buildings were systematically scaffolded and windows repaired and replaced where necessary as fabric repairs undertaken.

A programme of communual decorations and concrete repairs to stairwells completed the programme which was completed in time and to budget.

Diamond Build - Disabled Adaptation

Diamond Build enjoy preferred contractor status for disabled and building adaptations with Enfield Council. Working in occupation with vulnerable residents Diamond Build worked closely to develop the ‘Disability Communication Plan’ a stage by stage process that fully considers the needs of every resident on an individual basis, working closely with the Client and appointed occupational therapists.

Works involved remodelling of homes installing wet rooms with level access showering and WC’s,  drain away floors, ramps, low levels kitchen units and all aspects in compliance with the Disabilities & Discrimination Act  1995. Diamond Build have carried out works to over 250 properties and retain key performance scores of not less than 98% for a combined suite of resident liaison satisfaction scores.

Diamond Build - Roof Renewals

With project values of at least £1m per annum, Diamond Build were initially appointed as supporting partners to assist South Essex Homes meet their decent homes and asset management strategy, and we continue to deliver detailed programmes of roofing repairs.

An extensive resident liaison exercise was deployed throughout Southend-on-Sea as roofs were repaired on street properties, sheltered accommodation and low to medium rise blocks.

Diamond Build were awarded considerate contractors bronze awards for two consecutive years for our work with South Essex Homes, having achieved resident satisfaction scores averaging in excess of 90% over the last four years.

Diamond Build made a charitable contribution towards the Resident Association’s wildlife garden, recently created from what was once a disused allotment, and which is now home to a wide variety of wildlife species.

 

Diamond Build - Hammersmith & Fulham

Diamond Build were appointed alongside four other contractors for Hammersmith & Fulham’s capital investment framework. The size and scale of the project facilitated the opening of a West London office to maintain strong management and Client communication. From appointment Diamond Build worked closely with the Client and other Contractor partners developing processes that interpreted employers requirements, designed manufactured archetypes, implemented detailed design, supervised planning control and quantified the works, through costing and the demonstration of best value, and value engineering  and ultimately undertaking the works and the delivery.

Works to kitchens and bathrooms were completed over five years to Hammersmith & Fulham’s sheltered accommodation, many requiring disabled adaptations and building modifications. External fabric repairs, new central heating and decorations internally transformed over a thousand homes over 26 blocks to modern, bright and thermally efficient homes for the Borough’s elderly and disabled residents.

Diamond Build appointed an expert team of liaison officers and delivery managers who worked closely with occupational therapists and residents ensuring appointments and the works were scheduled sensitively to minimise impact on residents privacy and daily routines. An exhaustive suit of KPI’s were pitched at Diamond Build and we now reflect having completed the project with a sense of pride and achievement. Diamond Build consistently out-performed on timeliness, resident satisfaction and health and safety.
